Technical specifications

1. COVER view details

The cover will be made of wooden beams and plates with rounded flat bricks in Tuscan cotto [terracotta], laid over a plain concrete screed, and includes the supply and installation of an elastomeric-bitumen sheath and a thermal insulation as per project specifications.

The covering mantle will be made of tiles and new/aged bent tiles. Gutter parts will in copper.

2. FLOORS view details

Floors will be made of wooden beams and plates with flat bricks in cotto and reinforced plain concrete screed.

3. PARTITIONS

Internal partition walls will be made of 8 cm hollow bricks and subsequently plastered with pre-mixed mortar.

The areas delimiting the flats will have double partition walls separated by an internal insulating panel, which will be plastered with pre-mixed mortar and painted in a color that matches the buildings or, at any rate, in accordance with the specifications provided by the relevant office or direction of works.

4. INDOOR PLASTERING view details

Indoor walls will be plastered with pre-mixed mortar and subsequently coated with a final layer of plaster. Sharp edges will be protected with aluminum corner posts.

5. PAVIMENTI view details

Floors will have the following specifications:

GROUND FLOOR

The floor of dining rooms, kitchens and bathrooms will be made of tiles, brand ROCA, model SALERNO ( 31x15 cm), laid squarely and placed onto a layer of sand and cement.

FIRST FLOOR – Access area and first/second bedroom

Supply and laying of chestnut oak parquet, size 25x6 cm.

Bathrooms

Tiles, brand ROCA, model NAPOLI, water-like color, size 20x20 cm. Adjoining terraces and pavements will be made of unpolished cotto, brand RASSENO, size 30x15 cm.

6. COATINGS view details

The coatings of bathrooms and kitchens (cooking area only) will be made of premium quality ceramic tiles, applied with glue, in one color.

Bathrooms: tiles brand ROCA, model NAPOLI, snow-white, size 20x20 cm, placed up to a maximum height of 2.50 m in the shower area, of 2.50 m in the remaining areas and of 1.50 m in the kitchen.

7. BASEBOARDS

The baseboards on the ground and first floors will be in ramin wood with oak veneering.

8. SILLS

The sills of external doors, French windows and ordinary windows will be made of 4 cm pietra serena [grey unpolished stone] slabs.

9. STAIRCASES AND HANDRAILS view details

Staircases will be made of 4 cm pietra serena slabs. The handrails of staircases and loggias will be made of iron, in accordance with the specifications of the direction of works, and coated with one layer of anti-rust paint and two layers of paint in the color chosen by the direction of works.

10. FLUES

Each flat will be fitted with the following flues:
1 single flue to remove smoke and vapors from the kitchen, made of VIBROLIT or similar pipes.
1 single flue to remove the boiler fumes, made of pre-fabricated components with suitable diameter.

11. PAINTING

Indoor walls will be painted with two layers of distemper paint in the colors agreed with the work director. Outdoor walls will be painted with two layers of color wash paint in the colors chosen by the direction of works.

12. OUTDOOR PLUGGING WALLS

Outdoor plugging walls will be made of bricks, which will then be plastered with pre-mixed mortar, depending on the specifications of the municipal technical department (UTC) or direction of works (DL).

13. ORDINARY AND FRENCH WINDOWS

These will be made of wood, brand PB GROUP, model VIOLA, will have 4-9-4 double glazing and an internal shutter painted in accordance with the specifications of the direction of works, and will be fitted with HOPPE Santiago series handles.

14. INDOOR DOORS view details

PB GROUP doors, model CLASSICA, in solid Italian walnut, made of two panels fitted with frame, reinforcement frame and locks.

15. ELECTRIC SYSTEM

The electric system will be designed in accordance with CEI standards and will be supplied with certification pursuant to Law no. 46/90. It will be built into the walls and fitted with a perfectly working grounding system. Each room will have the following lighting points:
Entrance:

n. 1 lighting point with inverter

n. 1 2x10 A+E socket

n. 1 telephone jack with ducts and line

Kitchen:

n. 2 single-phase 2x16 A+E sockets with 25A switch

n. 2 single-phase 2x10 A+E sockets

n. 1 TV socket (duct only)

n. 1 with disconnecting switch

n. lighting point with two-pole disconnecting switch

Dining room:

n. 1 lighting point with disconnecting switch

n. 1 lighting point with two-pole disconnecting switch

n. 1 shunted lighting point

n. 1 single-phase 2x16 A+E with valve-type switch

n. 1 telephone socket with duct and line

n. 3 single-phase 2x10 A+E sockets

n. 1 TV socket (duct only)

First and second bedroom:

n. 2 single-phase 2x10 A+E sockets

n. 1 single-phase 2x16 A+E socket with valve switch

n. 1 intermediate lighting point

Bathrooms:

n. 2 lighting points with two-pole disconnecting switches

n. 1 single-phase 2x10 A+E socket

n. 1 single-phase 2x16 A+E socket with switch and valves

Access area:

n. 1 shunted lighting point

Storage room:

n. 1 flush-mounted lighting point with disconnecting switch on the flat control panel, with magneto-thermal switches and 1 disconnecting switch

 

In addition to the lighting points described above, each flat will have the following connections:

n° 2 TV sockets with ducts, aerial and control box not included

n° 2 telephone sockets (including cable))

n° 1 lighting point outside the main entrance

n.1 lighting point on the first floor loggia

The wall-mounted boiler and ambient thermostat connections will be "manual", brand BPT Spa, model TA/01.

The main control panel will be fitted with one 32A mains disconnecting switch, one 10A automatic magneto-thermal switch to protect the lighting system, and one 20/A automatic magneto-thermal switch to protect the heating system.

Grounding connection will be provided for bathrooms, kitchens and for the manifold of the heating system in each flat.

The grounding system will be supplied and installed in special stakes, fitted with protection and inspection pit.

15.1 SOURCE OF PLANTS

The electric system will be connected to the output terminals of ENEL's meters, while the telephone line will be connected to Telecom's partition box.

Each power line will be fitted with one 25A differential switch offering a differential protection of 0.03/A. White covering plates brand ABB Sace Spa, series CHIARA will also be provided.

16. WATER DISTRIBUTION SYSTEMview details

The water distribution system inside each flat will be constituted by polyethylene or similar pipes both for hot and cold water.
The system will include the following connections:

Kitchen

1 hot and cold water connection for the washbasin, 1 cold water connection for the dishwasher

Bathrooms

1 hot and cold water connection for the washbasin, bidet and shower, 1 cold water connection for the toilet

Bathroom will be tiled with porcelain tiles and fitted with the fixtures described below:

n. 1 porcelain closet with rear mounted flushing box, brand POZZI-GINORI, model Colibrì, glossy white

n. 1 column-mounted porcelain washbasin, brand POZZI-GINORI, model Colibrì, white, fitted with mixer brand ZUCCHETTI series COMPACT S9

n. 1 porcelain bidet, brand POZZI-GINORI, model Colibrì, glossy white, with mixer brand ZUCCHETTI, series COMPACT S9

n. 1 shower tray in white porcelain, 72x72 cm, with mixer brand ZUCCHETTI series COMPACT S9

The room under the staircase is designed for the washing machine and is therefore fitted with a water supply/discharge opening and a connection to the electric line.

17. HEATING SYSTEM

The heating system will have an independent meter for each flat and will be designed in full compliance with UNI – CIG standards.

The system will be supplied with a certification stating the full compliance with current standards.

The system will be made of a wall-mounted boiler with natural exhaust system, brand FERROLI, model C24, which will also supply hot water.

The boiler capacity will be dimensioned according to the size of the flat and will be calculated in accordance with the criteria specified in Laws 373/76 and subsequent amendments.

Radiators, brand STORM, will be in aluminum and will be fitted with valves, holders and air discharge valves.

Pipes will be in copper, will have a suitable diameter and will be adequately insulated.

18. GAS PIPES

Gas pipes will be in copper or zinc-plated steel and will be connected to the meter. Pipes will be fitted with 1 connection for the boiler and 1 connection for the oven, both with disconnection faucet.

19. OUTDOOR FIXTURES

Private gardens will be fenced either with a green metal wired fence or with ornamental plants, depending on the decisions of the direction of works. Gardens will be covered with lawn. Every garden will have two water supply points and an underground connection to the lighting system. Condominium paths will be lighted and paved with a double layer of washed pebbling of different sizes laid over a layer of rammed and non-woven earth.

20. PROVISIONS REGARDING THE COST OF EXTRAORDINARY WORK

The addition or replacement of work and materials other than those agreed will have to be promptly requested in writing by customers, who will also have to provide a detailed description of the requested change.

21. WORK NOT INCLUDED

The contract does not include utility contract expenses and connections (telephone, electricity, gas and water) from the condominium control panel with the meters up to the base of the building.
