The cover will be made of wooden beams and plates with rounded flat bricks in Tuscan cotto [terracotta], laid over a plain concrete screed, and includes the supply and installation of an elastomeric-bitumen sheath and a thermal insulation as per project specifications.
The covering mantle will be made of tiles and new/aged bent tiles. Gutter parts will in copper.
Internal partition walls will be made of 8 cm hollow bricks and subsequently plastered with pre-mixed mortar.
The areas delimiting the flats will have double partition walls separated by an internal insulating panel, which will be plastered with pre-mixed mortar and painted in a color that matches the buildings or, at any rate, in accordance with the specifications provided by the relevant office or direction of works.
Floors will have the following specifications:
GROUND FLOOR
The floor of dining rooms, kitchens and bathrooms will be made of tiles, brand ROCA, model SALERNO ( 31x15 cm), laid squarely and placed onto a layer of sand and cement.
FIRST FLOOR – Access area and first/second bedroom
Supply and laying of chestnut oak parquet, size 25x6 cm.
Bathrooms
Tiles, brand ROCA, model NAPOLI, water-like color, size 20x20 cm. Adjoining terraces and pavements will be made of unpolished cotto, brand RASSENO, size 30x15 cm.
The coatings of bathrooms and kitchens (cooking area only) will be made of premium quality ceramic tiles, applied with glue, in one color.
Bathrooms: tiles brand ROCA, model NAPOLI, snow-white, size 20x20 cm, placed up to a maximum height of 2.50 m in the shower area, of 2.50 m in the remaining areas and of 1.50 m in the kitchen.
The electric system will be designed in accordance with CEI standards and will be supplied with certification pursuant to Law no. 46/90. It will be built into the walls and fitted with a perfectly working grounding system.

The wall-mounted boiler and ambient thermostat connections will be "manual", brand BPT Spa, model TA/01.
The main control panel will be fitted with one 32A mains disconnecting switch, one 10A automatic magneto-thermal switch to protect the lighting system, and one 20/A automatic magneto-thermal switch to protect the heating system.
Grounding connection will be provided for bathrooms, kitchens and for the manifold of the heating system in each flat.
The grounding system will be supplied and installed in special stakes, fitted with protection and inspection pit.
The electric system will be connected to the output terminals of ENEL's meters, while the telephone line will be connected to Telecom's partition box.
Each power line will be fitted with one 25A differential switch offering a differential protection of 0.03/A. White covering plates brand ABB Sace Spa, series CHIARA will also be provided.
The water distribution system inside each flat will be constituted by polyethylene or similar pipes both for hot and cold water.
The system will include the following connections:
Kitchen
1 hot and cold water connection for the washbasin, 1 cold water connection for the dishwasher
Bathrooms
1 hot and cold water connection for the washbasin, bidet and shower, 1 cold water connection for the toilet

The room under the staircase is designed for the washing machine and is therefore fitted with a water supply/discharge opening and a connection to the electric line.
The heating system will have an independent meter for each flat and will be designed in full compliance with UNI – CIG standards.
The system will be supplied with a certification stating the full compliance with current standards.
The system will be made of a wall-mounted boiler with natural exhaust system, brand FERROLI, model C24, which will also supply hot water.
The boiler capacity will be dimensioned according to the size of the flat and will be calculated in accordance with the criteria specified in Laws 373/76 and subsequent amendments.
Radiators, brand STORM, will be in aluminum and will be fitted with valves, holders and air discharge valves.
Pipes will be in copper, will have a suitable diameter and will be adequately insulated.
